When you go to a home showing, it’s important to know what to look for. Just getting a sense of what it would be like to live in the home is important, but you also need to look out for specific red flags. Take your time and make sure you find the right house.
What red flags should you look for? Every home is unique, but here are a few examples.
Evidence of old water damage
Even if there isn’t an active leak in the house, evidence of old water damage is noteworthy. If you see discoloration in the ceiling, for instance, what does that say about the condition of the roof? Even if the discoloration was painted over, is there rot or decay hidden underneath?
Cracks and misalignments
Next, it can be helpful to look for cracks in the foundation, which may indicate the home is not settling evenly. Even if you can’t see a crack, look for doors or windows that no longer align perfectly. Maybe the doors in the basement no longer close tightly. Does that mean that the house is slowly shifting?
Signs of neglect
Generally, just look for signs that the homeowner hasn’t done the expected upkeep. Maybe there are missing shingles or sagging ceilings. Perhaps there’s condensation in between the window panes, or maybe there are small leaks around some of the faucets or other plumbing fixtures. If it seems like someone has visibly neglected the house, what does that say for potential hidden damage?
Buying a home can be complicated, and homeowners do have an obligation to disclose defects. Those who are going through this process need to know what legal steps to take.
